Sample review for illustration — every report reads like this, in plain English.

1 in 5 know the story first-hand.

5.5% of Atlantic Canadians have paid a contractor who never finished the job — and another 13.4% know someone who has.

Nanos Research survey for CTV News, July 2026

Halifax reno prices rose 3.6% in a year.

A stale quote or a padded one costs real money either way. Fair-price ranges only help if they're current and local.

How it works

No site visit needed for a quote review. You already have the paperwork — we read it the way a contractor reads it.

Send your quote

We check it line by line

Pricing against current Halifax rates, scope against what the job needs, and the paperwork against the 20-Point Check: deposits, permits, disposal, HST, warranty, dates.

You get a plain-English verdict

Within 48 hours: a fair-price range, every flag we found, what's missing from the scope, and the exact questions to ask before you sign anything.

The maintenance plan By-law R-400 requires for every registered rental in HRM, built by a tradesman from photos of your building and kept current every year.

For landlords

Own a rental in HRM? The city expects a maintenance plan.

By-law R-400 requires every registered rental property to keep a current maintenance plan covering roofs, heating, smoke alarms and everything else the residential standards by-law regulates — and to produce it when an inspector asks.

We build yours from photos of your building: every regulated element, its condition, and when it's due for service or replacement, with a five-year repair budget. The yearly renewal keeps it current and reminds you before anything lapses.

Eight red flags on any renovation quote

These are 8 of the 20 points every review is checked against — free to use, free to share. If your quote trips two or more, get it reviewed before you sign, by us or by anyone you trust. Get the printable checklist (PDF).

  1. Deposit over 25%. Nova Scotia norms run 10–25%. Half up front funds their last job, not yours.
  2. Cash only, or no written contract. No paper, no protection. Every dollar should have a document.
  3. Pressure to sign today. "This price expires tonight" is a sales tactic, not a schedule.
  4. One lump sum, no line items. You can't compare what you can't see itemized.
  5. No HST shown. A quote without tax is 15% bigger than it looks — or off the books.
  6. No proof of insurance or WCB. If someone's hurt on your property uninsured, that can become your problem.
  7. No start and completion dates. An open-ended job is the one that stalls.
  8. Permits "not needed" for structural, electrical or plumbing work. They usually are. Unpermitted work bites at resale and insurance time.

Try the deposit check

Point 1 of the 20, as a 10-second test. Type the numbers off your quote.

Your result shows here.Nova Scotia norms run 10–25% — we'll tell you where this one lands.

Rule of thumb, not legal advice. Very small jobs sometimes carry a materials deposit — use judgment.

Reviewed by a tradesman, not an algorithm

LevelQuote is run by Matthew Mahar, a Halifax-based lead carpenter turned facilities manager with 15+ years across renovation, restoration and property management in Nova Scotia.

Writing, pricing and auditing the same kinds of quotes you're being handed is his day's work. He has sat on both sides of the table, and he reads yours the way he'd read one landing on his own desk.

Every report is written by a person who has priced these jobs here, in this market, and signs his name to the verdict.

The independence promise

Your money is the only money. Homeowners pay for reviews. Contractors never pay to influence one.

Your quote stays private. We never sell your information or shop your quote around. Matching with a vetted contractor happens only if you ask.

If we know the contractor, we say so. Any connection gets disclosed in the report, every time.

A person signs every verdict. No anonymous reviewers, no AI fairness scores, no pay-to-play listings.

Fair questions

What if my quote comes back fine?

Then you sign it with confidence, which is worth the fee on a $20,000 job. About the best outcome there is: you'll know it's fair, you'll know what to confirm in writing, and you'll stop second-guessing it.

Will the contractor know I had their quote checked?

Not from us. The review is confidential. Most homeowners simply come back to their contractor with sharper questions — good contractors respect that, and the bad ones showing their colours is the point.

Which trades do you cover?

Roofing, kitchens, bathrooms, basements, siding and windows, decks, flooring, drywall and paint, and general renovation. Heat pumps, electrical and plumbing quotes are checked for scope, paperwork and pricing structure, and we tell you plainly when a question belongs to a licensed specialist instead.

Is this engineering or legal advice?

No. It's an experienced tradesman's professional opinion on pricing, scope and paperwork — the advice you'd get if your brother-in-law had spent 15 years on job sites. For structural engineering, legal disputes or insurance claims, we'll point you to the right professional.

Why not just get three quotes?

You should — and then compare them properly. Three quotes tell you who's cheapest, not whether all three are padded, what each one quietly leaves out, or why they're $6,000 apart. The three-quote comparison ($229) puts them side by side, line by line, and tells you which differences are real.

I'm outside HRM — can you still help?

Partly, and we'll be straight about which part. The paperwork checks travel anywhere: deposits, contract terms, missing scope, permits, HST, dates. Fair-price ranges are calibrated to HRM, so outside the municipality we mark pricing as approximate. Full local pricing follows as we add cities.

How do I pay?

By Interac e-Transfer to reviews@levelquote.ca, once we've confirmed we can review your quote. It deposits automatically, so there's no security question to set. You pay nothing just for sending your quote in. If it's outside what we cover, we say so and that's that.

Can I get a refund?

You only pay once we've confirmed we can review your quote, so you'll never pay for a review we can't do. If your review isn't in your inbox within 48 hours of payment, ask and we'll refund you in full, back the way you paid. Once your review has been delivered, the fee isn't refundable.
